323 East 79th Street Reaches its Pinnacle on Manhattan's Upper East Side - New York YIMBY

Construction has topped out on 323 East 79th Street, a 17-story residential building in the Yorkville section of the Upper East Side. Designed by Woods Bagot Architects and developed by Boomerang Development Group, which purchased the property from Spruce Capital Partners for $13.7 million, the 214-foot-tall structure will yield 35,045 square feet and 15 full-floor condominium units in three-bedroom, two-bathroom layouts. All homes will feature direct elevator access, and some will span two floors. Sunlight Construction AA is the general contractor for the property, which is located on a narrow plot between First and Second Avenues, a short walk from the 86th Street subway station with access to the Q train.

The reinforced concrete superstructure rose steadily since our last update in March and stands fully enshrouded in scaffolding and construction netting. It’s still possible to see the assembly of the window grid along the long western elevation and the slender main southern profile facing East 79th Street. Metal stud frames are being installed, as well as the blue waterproof membrane and yellow insulation. The rectangular mechanical bulkhead can also be spotted above the roof parapet.

The rendering in the main photo shows a dark masonry façade and a uniform grid of rectangular floor-to-ceiling windows covering both of the main elevations. There are two upper setbacks, and the mechanical bulkhead covered in a light-colored skin providing a color contrast.

Residential amenities at 323 East 79th Street will include a fitness center, residential storage, bicycle storage, a package room, and a shared rooftop terrace.

A completion date of summer 2023 is stated on the construction board.

I am sure they purchased their neighbor’s air rights. A good addition to this block and neighborhood.
